Owner questions

Full-service management is typically a percentage of monthly rent, plus a leasing fee when a new tenant is placed. Three Palms publishes its pricing openly. The most important question is what is included and how well it is executed.

Every applicant goes through consistent credit, income, rental-history, and background checks, applied within fair-housing law. Strong screening is the single best protection for your property and your income.

Once rent clears, we disburse owner funds on a predictable monthly schedule by direct deposit, with a clear statement showing income and any expenses.

We do. We coordinate vetted local vendors and provide 24/7 emergency handling, keeping you informed and the work documented, so a small issue never becomes a big one.

We keep leases and processes current with California law, including AB 1482 and the 2026 rule changes on appliances, deposits, fees, and bundled internet, so a single overlooked clause never becomes a claim.

Yes. Many of our owners are out of town or out of state. Everything, from leasing to reporting, is handled remotely with clear communication, so distance is never a problem.

FOR TENANTS

Tenant questions

Find an available Three Palms rental, submit an online application, and provide the required income and identification documents. We process applications consistently and get back to you quickly.

Rent is paid online through your tenant portal, which is the easiest way to pay on time and keep a clear record. If you paid your deposit electronically, it is also returned electronically at move-out.

Submit a maintenance request through your tenant portal or contact us directly. For anything urgent, such as a leak or a safety issue, call right away and use our emergency line.

For a true emergency that threatens safety or the property, such as flooding, no heat, or a gas smell, call our emergency line immediately. For gas leaks or fire, call 911 first, then notify us.

After move-out, we inspect the unit and return your deposit, less any lawful deductions, within the timeline California requires. If you paid electronically, we return it electronically unless you agree otherwise in writing.
